It is with the greatest pleasure that we welcome you to the Fairwood Subdivision. You have chosen one of the finest neighborhoods in south Kansas City. As a homeowner you are automatically a member of the Fairwood Homes Association (FHA) and your household unit has one vote at the annual meeting. An announcement for the annual association meeting is mailed in the spring of the year, at least 30 days prior to the meeting date.

As your realtor may have advised you, each homeowner pays annual dues — currently $40.00 per year, payable at the beginning of each calendar year. You will receive a notice in the mail in December or early January. Dues cover snow removal from the streets in our subdivision and other services covered are newsletters, administrative functions of the Association, advertising for our annual spring garage sale, maintenance of common properties within the subdivision, and attorney fees. Quite a bargain for $40.00!

Like all homes associations there are formal documents that govern its operations. The Declarations of Restrictions, the Property Owners Association and the Bylaws should be kept with your important household documents. A description of these documents is as follows:

The Declaration of Restrictions, supported by State law and enforceable under the State law, governs the type of structure that can be put on your lot, the type of improvements that can be made to the structure, and procedures to request permission for improvements or modifications of your structure and/or lot.

The Property Owners Association Declaration is similar to Articles of Incorporation in that it is legally registered and establishes the structure of the Association.

The third document is the Bylaws, which is the set of rules used to govern the Association's operations.
